Texas Real Estate is Hot, but San Antonio is on Fire

 Four months ago, we told you that San Antonio real estate is hot. We're not going back on that statement; in fact, we're doubling down and saying that San Antonio real estate is fully ablaze. Looking for hard evidence? You've come to the right place.

 San Antonio's population shot up 16% in the last decade

That's according to census data, but anyone living here can tell you our ranks are swelling. Bexar County saw its population rise by more than 23%, and Texas as a whole accounted for almost a quarter of all U.S. growth (thanks to the San Antonio Express-News for digesting all that data for us). We're growing.

And all those people need homes, which probably accounts for much of the reason the San Antonio housing market has remained stable in comparison with other urban areas. Speaking of urban areas, can you guess where all the 2000-2010 growth occurred? You got it—in large, metropolitan areas. But unlike Dallas and Houston, where new homebuyers tend to spread out miles from the city center, much of San Antonio's growth has been more concentrated.

So what does that mean? Well, the small cool down the San Antonio housing market saw during the recession could turn into an inferno as the economy improves and overall housing situation picks up.

2011 may be the best time to buy a new home in San Antonio

While there's still plenty of room for recovery, population increases and an improving economy likely will mean a rebound in the local housing market. In other words, prices just aren't going to go any lower; if you've been sitting around, waiting for prices and rates to keep moving south, it may be time to take the plunge. After all, those census numbers above make one thing pretty clear: if you wait around too long, someone else will take the new homes and neighborhoods you've been eyeing!

Thankfully, you've got a lot of choice in the San Antonio market, from well-appointed garden homes north of the city to homes on generously sized, tree-shaded lots west of Loop 1604—among other options.
